These are the Orlando Regional Realtor Association's metro-wide figures, which combine Orange, Seminole, Osceola, Lake and Volusia counties.
There are 12,043 homes for sale across the Orlando metro — about 4.4 months of supply, up from 4.2 in June. That's the most breathing room buyers have had in years.
It shows up at the closing table too: 68% of local agents say they're seeing more seller concessions than they did a year ago — rate buydowns, closing-cost help, repair credits.
The median sale price in July was $410,494 — up 1.9% from July 2025, and down about $6,000 from June. Statewide, single-family prices are up 3.7% year over year.
Homes are taking 64 days to sell, up from 62 in June, and 2,720 of them closed last month. This is a market moving sideways, not one correcting.
Every number above covers Orange, Seminole, Osceola, Lake and Volusia counties together. Winter Park doesn't behave like Kissimmee, and a $350,000 townhome doesn't behave like a lakefront listing.
