The site started as a civilian airfield in 1928, became the Orlando Army Air Base in 1940, and ran as the Orlando Naval Training Center from 1968 until it closed for good in 1999. Construction on the neighborhood began in 2001 and the first residents moved in during 2003. The old base hardscape was ground into gravel and reused as the porous base layer beneath the green spaces.

What replaced it is one of Florida's most committed experiments in New Urbanism: more than 3,000 homes arranged around Lake Baldwin, with a genuine commercial main street instead of a strip center at the entrance.

New Broad Street is the spine, with Publix, coffee, restaurants and offices at street level, residences above, and a farmers market on Fridays.

Baldwin Park Real Estate Market

Baldwin Park runs from townhomes and bungalows in the mid-$400s to lakefront homes past $1.2 million, with most activity between $550,000 and $900,000. Lake views carry a clear premium, and true lakefront rarely lasts.

Because the whole neighborhood was built after 2001, the housing stock is consistent. Buyers are choosing between finishes and location on the grid rather than between a 1926 bungalow and a 1974 ranch. Inventory is finite by design: the boundaries are fixed and nothing new is coming.

Budget for the carrying costs. HOA dues generally run $490 to $715 per month, and CDD assessments add roughly $836 to $1,655 per year. Both are worth confirming per address, and they are the number one thing out-of-market buyers underestimate here.
